Five Tips For a Faster Home Sale

Whether you are selling into a hot home market or suffering through a slump, you can boost your odds of getting the price you want by following a few simple — but often overlooked — rules. These five strategies can help make your home stand out in a crowd:

1. Make sure it's priced right

Check with your county assessor's office to see recent sale prices for homes in your area. If you are working with a real estate professional, they should provide a market analysis. While it's tempting to start with a high price, you may get bypassed by potential buyers if you do.

2. Be conservative with repairs and remodeling

While you want to make your home as desirable as possible, don't risk alienating buyers with last-minute renovations. New carpet, light fixtures or kitchen counters might not entice a buyer who wants to make their own selections. One exception: paint. If you have dings, nicks and cracks on walls or ceilings, fill them and cover with a fresh coat of paint in a neutral color. You should also repair items like windows and doors that might suggest that the house hasn't been well-maintained.

3. Don't underestimate curb appeal

Clean windows, mow the lawn, trim the trees and bushes and touch up peeling paint. Plant flowers to add a dash of color.

4. Clean and de-clutter

To make the interior seem as inviting and spacious as possible, clean all surfaces — especially in the kitchen and baths — and remove clutter. Too much furniture can make a room feel small and cramped.

5. Lighten up

Open the curtains and move any furniture that might be blocking windows. Putting brighter bulbs in fixtures also can make a big difference.
